Our job is to help you understand the choices in front of you. Sometimes that leads to a loan. Sometimes it means waiting, revisiting the plan, or considering another approach.

Kim leads the mortgage work. Rob supports the systems and communication that make a small team responsive and accessible.

    Kim starts with your priorities, questions, timing, and any concerns. You do not need to know the name of a loan program to have a useful conversation.

    We look across relevant lenders and loan structures. The conversation includes costs, payments, limitations, and alternatives—not just an interest rate.

    During an application, Kim helps coordinate the information and questions that arise through processing and underwriting. Requirements and timing vary with the loan and the circumstances.

  5. Understand the closing.

    Before closing, we help you work through the final loan terms and questions. You should understand the commitment you are making and the costs involved.

    What you can expect: Room to ask questions before you sign.

  6. Stay in touch.

    Your plans can change after closing. Carlson Lending Team remains a resource when you are thinking about a move, revisiting a mortgage, or helping someone you care about.

Do I need to apply before asking questions?

No. You can begin with a question or a conversation about your plans. We will explain when an application or specific documents are needed.

Will you compare more than the rate?

Yes. A useful comparison considers the loan structure, upfront and ongoing costs, your time horizon, and the tradeoffs that matter to you.

Is there a fixed timeline?

There is no single timeline that fits every mortgage. We will discuss your deadlines, the loan requirements, and what could change the schedule.
